The information behind the model
The existing house has been reconstructed from the estate agent’s floor plans, listing photographs and other supplied references. It is not based on a measured survey or site inspection. Missing dimensions, floor heights, wall thicknesses and other details have been estimated. The model may contain inaccuracies, omissions or simplified details.
Do not take measurements from the website, its images or the 3D model. Dimensions and existing conditions must be checked on site before an idea is developed or relied on.
Digital sketches, for guidance only
The plans, interactive models and interior views are digital design sketches. They illustrate spatial ideas and possible arrangements. They are not coordinated technical drawings, specifications or an approved design.
Photorealistic images are AI-assisted visualisations. Finishes, furniture, fittings, lighting, window views and landscaping are illustrative, and may differ from the underlying model or the actual property. Apparent realism does not establish accuracy or feasibility. The surrounding buildings, street and courtyard are approximate context.
Before taking the design forward
These materials must not be used for construction, tendering, manufacture or applications for statutory consent. No comprehensive assessment of structure, fire safety, accessibility, drainage, services, planning, building regulations, ownership constraints or party-wall matters has been carried out.
Appoint suitably qualified professionals to survey the property, develop and coordinate the design, check compliance and buildability, obtain any necessary approvals and prepare the information needed for the work. Costs, permissions and feasibility are not guaranteed by this study.

This design review is intended to be shared for discussion and feedback. Once public, anyone with the link can view it without signing in and can forward the link or save what they see. It should not be treated as a confidential client portal.
